How to create an empty MSI property ?

On the Installer Parameters page, I would like to create an empty property.
However, the OK button stays grey until you enter a value for the property.

I'm afraid we do not offer such option because of the Windows Installer design. The new created properties in this view will populate the "Property" MSI table. And this table do not accept properties with an empty value.

If you want not to set a value for a property, then you could simply do not define it or as a workaround you can associate it with a user interface control. For instance you could go to "Dialogs" page and add an edit box control with an empty default value and set it to use your property. Then in "Install Parameters" page select the "Show properties with empty value or used in dialog controls" option.
